A short settlement can inconvenience even the best of sites, particularly on raw sites without plans & permits. We prepare sellers with various development condition expectations, in particular, settlement terms. Most of our vendors are flexible to 6-12 month settlement terms. We even had one Croydon property sell with an 18 month settlement.
COMPLETELY OFF-MARKET (WE DEAL DIRECTLY WITH THE VENDOR, OUR DEVELOPERS ARE FIRST TO KNOW, NO AUCTIONS!)
We deal directly and exclusively with the vendor. You won’t find our sites anywhere else. They are completely off-market and not publicly advertised. You will not find these sites on REA or Domain. You won’t even see a “For Sale” sign out the front of the property itself. None of our properties go to auction and our network of developers are always the first to know about the site.
WE PREPARE THE SELLERS WITH DEVELOPMENT CONDITION EXPECTATIONS (I.E. SOIL TESTING, ACCESS TO THE SITE, COMMENCE DA, ETC.)
As part of your negotiations, you can expect sellers to allow for a multitude of development conditions including soil testing, access to the site prior to settlement, commence development applications, as well as a range of other conditions.
